Explanation of Pricing Tiers

• Tier 1: Rehearsals, table readings, meetings, coaching, auditions, self-tapes, workshops, free readings/performances (15 max - performers and audience)
  
• Tier 2: Paid classes/workshops, corporate conferences, film & photoshoots, free readings/performances (50 max - performers and audience)
• Tier 3: Paid/ticketed performances, Broadway/commercial rehearsals, large film shoots, free readings/performances (over 50 - performers and audience) 
  
  

Available Discounts

• Day-Of Discount: Request an hourly booking in any of our spaces within 24 hours of the start of your reservation and receive 25% off. (Discount applies to Tier 1-qualifying rates only.)
• Fortnight Discount: Request a booking less than two weeks away in our five premium studios  at Spaces@520 (Studio E, Studio G, Haimes Studio, Aibel Studio, Leynse Studio) and receive 25% off. (Discount applies to Tier 1-qualifying rates only.)

About Our Studios

Our studios are fully air-conditioned and have wifi access. 

• Family & Lactation space may be reserved free of charge with your rental booking.
• Prop storage may be rented for an additional fee during your rehearsal period.
• Additional tables, rehearsal cubes, music stands, and bluetooth speakers are available at no additional cost and are available on a first-come, first-served basis.

We do not rent for private functions such as birthday parties, weddings, or baby showers. Before confirming bookings, all renters must read and certify that they will comply with our full rental guidelines. 

Lockouts Available at Spaces@520!

We accept weekly lockout bookings in all of our studios, and most of our larger studios (Studio E, Studio G, Haimes Studio, and Aibel Studio) are specifically prioritized for lockouts so they have greater availability at least 30 days in advance.

Lockouts take advantage of our weekly rates, which are often the best value for longer rentals (minimum 4 days) and can be pro-rated based on the length of your booking. They also come with some unique benefits:

• Exclusive access — All lockout renters are given a set of keys to their studio, and can keep the space set up however they want for uninterrupted work throughout their stay.
• Savings — In addition to our lower weekly rates, most of our premium studios come with attached breakout rooms for free use, and additional hourly rentals in other studios can be made at our discounted rates.
• Flexibility — We’re already open 9AM-10PM most days, but with your key set, you can get in early, stay late, and even continue to access your studio through some holiday closures. In addition, the full-time access gives you the freedom to adjust your daily rehearsal schedules as needed without having to re-book hourly sessions as you go.

Lockouts require a 50% non-refundable deposit at the time of booking to hold your reservation. The remaining balance is charged 1 month before your start date and is refundable up to 72 hours before the booking. Cancellation Policy

We have a 72-hour (three-day) cancellation policy, as outlined in our rental guidelines. No refunds or credits can be offered after that time. If a booking is still unpaid after the cancellation threshold passes, we may charge the last-used card on your event for the remaining balance. A nominal processing fee will be assessed for refunds requested via check.

Some rentals, including performances, lockouts, and reservations over $500, may require a 50% deposit in lieu of a full upfront payment. These partial deposits are non-refundable and non-transferable and act as down payments toward the total balance due.

We are generally open from 9am-10pm seven days a week and our staff will usually be able to respond to any requests within 24 hours, though please note that we do close for some federal holidays and seasonal breaks.
